Administrative

Correspondence between Board and Co-owners, suppliers and contractors will be handled in a most professional and timely fashion. Correspondence to the Co-owners almost always will be the result of a Board directive. All correspondence and preparation for the Annual and Special meetings held by the association will be completed according to the Association documents

Meetings: The Agent shall attend Board of Director meetings. The Agent shall maintain and update the records of the Association on a routine basis; all unit files will be maintained and kept current. Office supplies, copies, and stationery purchased along with newsletters created on behalf of and for the specific use of the Association will be billed out at cost to the Association.

Financials

A monthly Operating Statement will be prepared and distributed to each Board Member. Distribution can be done on two different ways, electronically or hard copy. The packages can be tailored to your Association’s needs. Your information can be accessed at any time in real time by a Board member.

Maintenance

Leadership Management, Inc. will solicit bid proposals for work and budgeting reasons. After Board approval of the bids, contracts will be negotiated. Routine maintenance will be performed on a work order system. Logs will be kept so work and expenses can be tracked. All work orders deemed to be over the amount will be reviewed with the Board of Directors.
